The Letting Process

If you should see a property of interest to you, call the office to arrange a viewing. Some Landlords have different specifications, for example some may not allow pets, a member of staff will be able to advise you about the various properties we have.

If you would like to rent the property, we would ask you for the first months rent as a holding deposit. This means that we do not carry out any more viewings or accept any more applications.
You will also need to fill out a form which we send away to our referencing company. This will include previous addresses, employer details and a credit check.  If for any reason we cannot offer you the tenancy, you will receive your full months rent back.  In some instances we are able to accept a suitable guarantor.

We would usually ask that you are looking to move approximately one month after viewing the property.  You can start the tenancy on any date of the month, and this will be the date your rent is due.  Our minimum tenancy term is six months.

Prior to you moving in we will carry out an Inventory, and have all the paperwork and Tenancy Agreements prepared for you. We also require the equivalent to one and a half months rent dilapidation deposit, which is held until you vacate the property, this is registered with The Dispute Service. If there are no issues when you vacate, this is returnable to you.  When moving in there is also an administration charge, which covers the Tenancy Agreement, Check in, Legal notices, Inventory and also notifying the following of your move in details
