At Oakham Property we cater for many types of Landlords

Should you be thinking about letting your property, we are happy to provide you with a free market valuation.  We operate a no let – no fee basis which means there are no set up, or advertising costs, we only start charging once the tenant moves in!

We offer two different services – Full Management, or Tenant Find. The most popular is Full Management, where our focus is taking all the hassle and inconvenience out of letting your property. For this we charge a monthly percentage of your rental, which is deducted monthly, and the rest is deposited into your back account

Deposit
We also require a month and a half’s deposit from the tenant which is held until the end of the tenancy.  This must now be legally registered with The Dispute Service, and recorded when they leave the property

Term of Tenancy
The minimum term of tenancy is six months. After that the tenant can sign for the same period, or longer if you are in agreement. They can also go onto a month by month ‘roll over’ which can offer you flexibility if you do not wish to be tied into a fixed term. After the fixed term, the tenant must give a minimum notice period of one month, and the landlord must give two months.

Services and Rates
The payment for all water, gas, electric, council tax and phone lines are generally the responsibility of the tenants, unless specified otherwise.

Repairs
The better condition the property is in, the more tenants it will attract! Also it is worth remembering that the tenant is required to leave the property as found, so the better condition, the less issues there will be in-between tenancies. For any advice on repairs or improvements, we will be more than happy to get any quotes for you.

What should I leave?
Properties can be let furnished or un-furnished. We do find that the majority of tenants are looking for unfurnished, and this can also limit the possibility of any damage during the tenancy.
We do however recommend that white goods are left, the minimum being an oven. Also we recommend leaving carpets and curtains, as this saves your tenant having to put up there own curtain poles etc. We recommend that you have the carpets professionally cleaned before the tenancy begins, as if the tenant starts with a clean carpet, they should depart with a clean carpet!
